If youâve watched my Netflix show, youâll remember in episode two I met 27-year-old Sophina, who was a very proud first-time homeowner. (BTW if you havenât seen my Netflix show, âHow To Get Rich,â yet â youâre missing out! [You can binge watch it here]().) When I met Sophina, she had just bought a condo 8 months before. But when she made the purchase, she didnât know about the HOA (homeowners association) fees. Sophinaâs not alone! On top of mortgage payments, homeowners have to budget for closing costs, utilities, taxes, insurance, maintenance â and HOA fees. These are the [âphantom costsâ]() of homeownership that many buyers donât consider. Warning: HOA fees are separate fees. Know them before you buy! [Ramit Sethi] Thinking about the real estate lobby The real problem: Cold showers HOAs charge monthly fees to cover the cost of maintenance and amenities, and most people donât realize these fees RISE over time. This $500+ per month is on top of Sophinaâs mortgage payments. But the real problem: Sophina didnât have hot water in her condo! Nothing since she moved in. Which meant Sophina was taking cold showers every day! It wasn't something Sophina would tell anyone about. And I get it. That can be embarrassing. She put all this money into buying a condo and everyone came and celebrated. How are you supposed to say, âWell guys, actually I don't have hot waterâ? No one wants to feel they made a bad investment. Back to the story: When I went over to see her condo â yes the water was very cold, actually freezing. DAMN. This was a huge problem. The plumber she hired under her insurance said it was going to cost thousands of dollars to fix it. And she was hoping that it was something the HOA would fix. Sophina tried to call and was told to wait a few weeks. WEEKS? How many weeks? Two weeks? Guys that's not OK! What if the HOA wasnât going to fix this hot water problem? Was Sophina supposed to keep having cold showers? Yes. Because she had over $7000 in credit card debt from moving in and purchasing the extra things most people donât think about. Like buying a new mattress, new furniture, and kitchen and bathroom items. Thatâs why we WROTE an email to them. What would you say to get you hot water? âUmmm, hello, this is Sophina from unit⦠â Ok how about we start again otherwise this will take 25 years. What if you say something like this instead: [Hot water issue]() [Click to enlarge]() Sophina was blown away. That was just SIX sentences and took minutes to write â can you see how powerful this is? 3 âmust-haveâ elements in every powerful email Here were my key takeaways: When youâre writing an email to someone about an issue and need it fixed ASAP, you need 3 elements: - Be specific: Tell them how long this has been a problem, and exactly how many times youâve contacted them. - Be direct: Be clear about what you are asking for, and make sure you give them a deadline to respond. - Be aggressive: When youâre dealing with things like this, you need to make sure people take you seriously.
