While there are over 2,000 homebuyer assistance programs available across the country, many homebuyers arenât aware that theyâre eligible for assistance or if programs are available in their area â a survey showed that less than half of non-homeowners are aware of any homebuying education or down payment assistance programs in their communities.³ Down payment assistance programs are often offered by government agencies or non-profit organizations and can come in the form of a repayable second mortgage or a non-repayable grant. Eligibility for DPA programs will vary depending on the program and state youâre applying in. Most DPA programs are made to serve first-time homebuyers, but keep in mind that youâre deemed eligible as a first-time homebuyer if you havenât been involved in any type of homeownership in the last 3 years. The Home Ownership Program for Everyone (HOPE) Grant is offered through Betterâs non-profit affiliate, the Better Opportunity Fund and offered in all 50 states. This grant was built to help jumpstart the homeownership journey of those who are financially fit for a mortgage but may have been overlooked by traditional lenders. Because the HOPE Grant is not a loan, recipients do not incur a lien on the property being purchased and will not have a note or deed. The HOPE Grant allows homeowners to receive 2% of their home purchase price, up to $5,000, to be used towards their down payment or closing costs and never has to be paid back.
