Hey there, is it really possible to 100x your money through âTransactional Engineeringâ? Absolutely. Let me prove it to you. So letâs say for example that youâve got $10k, and you want to purchase $1M worth of Real Estate (100x). How could you make that happen? Well let me give you just one example in 4 simple steps: Step 1: Use Leverage Take advantage of government backed-loans to acquire properties with very little money down. So in this example, we can take that initial 10k, and use that as a down payment for a $200,000 property at 5% down. Step 2: Force Appreciation Now take that property, do some minor repairs to it, and force the value of that property up. For the sake of this example, letâs say you bring the property value up to $260k-$300k between value added from repairs and market appreciation while doing those repairs. And letâs say the repairs cost you $20k to do (which you could borrow from a hard-money lender if you didnât want to use your own cash). Now youâve got $40k-$80 remaining equity to play with. Which brings us to⦠Step 3: Cash Out Equity Now that you just created equity for yourself, itâs time to harvest some of it to reinvest. You can do this by doing a cash-out refi, a 2nd mortgage, or a home equity loan. So letâs say you take $40k equity out. That brings us to⦠Step 4: Rinse and Repeat Now that youâve got $40k to play with, you can turn around and do the same process all over again 4 more times. 4 more properties, worth $200k each, for only $10k down each. Do you the math, and now youâve got $1M worth of Real Estate off of only a $10k initial investment (100x). Not bad eh? But examples like this really are possible and these strategies very powerful.
