I stumbled upon a real estate seminar that promised wealth, but skepticism clouded my hopes. Yet, in that moment of desperation, I took a leap of faith. My first deal was a make-or-break moment. With every ounce of effort and an unwavering belief in the process, I managed to turn that deal into a $74,000 profit. This wasn't just money – it was a beacon of hope, a testament that the impossible was indeed possible. Soon after, I embarked on a deal-making spree. By the age of 24, just weeks before turning 25, I made my first million. Looking back, I realize how pivotal that first deal was. Had it not succeeded, I would have been forced to return to Canada, my dreams crushed and everyone telling me I told you wouldn’t make it. This journey has taught me invaluable lessons about real estate investing – a field where you can indeed make millions without a dime of your own. In the first 5 years I closed over 500 deals using 100% partners’ money, a testament to the power of strategic collaboration and no money down real estate. But why did I succeed when so many others struggle? Reflecting on this in Las Vegas, I’ve distilled my experience into four key lessons: Lesson #1: The Essence of Distress in Deals - Hard work and negotiation skills mean little without the right deal. It's the distress or motivation in the deal that truly drives profitability. Lesson #2: Persistence Pays Off - Being broke and living on an office couch, I learned the power of follow-up. I contacted potential leads relentlessly, turning their excuses into my opportunities. Lesson #3: The Power of Small Deals - Initially, I chased big deals, which led nowhere. It was the grinding of 500 smaller deals that built my first $10 million, setting the stage for bigger ventures. Lesson #4: Offering Multiple Options -Lowball cash offers are a dead-end. Offering creative, multiple options to sellers often leads them to choose the more lucrative deal, even if it's unconventional. The landscape of real estate investing has evolved drastically. Easy money, an influx of competitive players, and unprecedented market dynamics in 2023 have all contributed to this change. As we step into 2024, the rules are different, and the game has changed.
