One of my fingers that I am making stronger is passive income through investment funds. Basically, investing in projects like apartments, short-term rentals (Airbnb), self storage facilities, land development, life settlements, and more. But all of these are done by someone else...I just want to be an investor with no liability. Totally passive. And the returns are very nice as well. I have one deal on my desk that is expecting a 35% IRR for a 10 year project. That basically means that at the end of the deal, the investors should have gotten what equals to a 35% return per year. Meaning that you have to be worth 1 million not including your house or make over $300k a year (with spouse) or something like that. There is no cost to you and no requirement that you invest.
