REAL ESTATE [A woman stands in her front yard of her home on Crossman Avenue in Gilbert-Emory in West Dallas. Her home is small and the one next door is newly constructed.]( Pearl Brown paused Wednesday, March 22, 2023, while collecting washing in the front yard of her home on Crossman Avenue in Gilbert-Emory, a West Dallas community that has seen a burst of high-end townhome construction â including on both sides of Brown's house. Many longtime Gilbert-Emory residents say gentrification is making the neighborhood unaffordable and is erasing its legacy. (Smiley Pool / Staff Photographer) [âHostile takeoverâ: West Dallas homeowners battle new developments, rising taxes]( A decade ago, some houses were valued at a mere $11,000. Now, new townhomes carry prices soaring above $600,000. Gentrification has made [Gilbert-Emory in West Dallas]( one of the hottest real estate plays in the city. The median market value of houses here has grown 10-fold, outpacing the increase across Dallas. Revitalization and pricey development have raised taxes that support city services and public schools, but that growth has come at a cost to longtime residents. Many cannot afford the higher taxes. Others have been displaced. Yet homeowners reject offers to buy their homes multiple times a week. Family legacy and Black history arenât up for grabs, they say. This story was produced cooperatively by The Dallas Morning News, Dallas Free Press and KERA, which participate in the Dallas Media Collaborative, a group of local news outlets, universities and nonprofits focused on covering affordable housing with a solutions-oriented approach.
