(Drew Rist / City of Rowlett) REAL ESTATE [A silver lining in a developer’s marketing blitz against Rowlett’s crystal lagoon]( Metro columnist Sharon Grigsby writes: For the two decades I lived in Rockwall, the peninsula jutting south from Interstate 30 at Dalrock Road was a bleak no-man’s land. Finally, Rowlett worked a deal to get the peninsula and found a developer with visions of a crystal lagoon, show fountain and trolleys. Everything was finally coming together. But today, the site remains nothing more than a gigantic pile of dirt cordoned off by a tall chain-link fence. The public-private partnership that has worked since 2015 on the $1 billion mixed-use development began to fall apart last year after Bayside Land Partners LLC proposed major revisions to the project along Lake Ray Hubbard, saying the original plan was a pipe dream. Last month, Rowlett sued the Bayside team, accusing it of not building the project it promised. The nasty public fight over the dream development, which everyone had seemed to want, devolved into a fight between two sides seemingly now in agreement over only one thing: [Changing anyone’s opinion about what’s best for that peninsula is near impossible](.
