Back in 2019 I sold my house in just 4 days from when I listed it. And I sold it at nearly full price. And it was in a neighborhood full of great deals, at better prices and locations, all right by the ocean, that it was competing against. Here’s the not-really-a “secret” behind how I sold it so fast: I invested the small amount of money to make it look as “like new” and “turn key” to move in as possible. In other words, I didn’t skimp on having it painted, cleaned, de-molded, and checked for any other problems before listing it. I also (and apparently this was a big selling point, according to the real estate agent, as she said the buyers’ eyes lit up) left the giant gun safe I had there for them, too — almost like a bonus. It made my house a true “Novelty” amongst the other houses to buy. (Email Players subscribers reading this month’s issue take note.) All of which meant when I did list it, it was swooped up immediately and for nearly full asking price — all with zero haggling, and with much bigger, better, and even less expensive homes (who presumably did not make their properties “turn key” like I did mine) around it ignored. It’s almost like buyers value quality, comfort, & convenience over price. But here’s the main takeaway: That ol' tyrant Abe Lincoln wasn’t just whistling dixie when he gave that advice about spending most of your time sharpening the axe to cut the tree down fastest… So no, I’m not a real estate investor. And one would be a fool to take any investment advice from me. But I do have some experience selling.
